Everything below gets built the same way and ends up in the same place: written by hand, installed into accounts you already own, and yours to keep afterwards. Which door you come in through depends on what you sell. If none of the four is your problem, I would rather you shut the tab than took a call from me.

Boomerang Lead System
Two jobs. The two nobody in your business has time for.
The quotes that went quiet, and the old ones that never booked. Not a chatbot and not a receptionist. It is the person you would put on the front desk to chase things up, except it is a system, it runs inside your accounts, and it hands the work to whoever you already employ.

It reads your export, pulls out every quote that never got a second look, and puts them in the order worth ringing. Each one arrives with the message already written, carrying the customer's name, the job and the number you quoted.

Same job, further back. Past enquiries, past quotes and past customers under two years old, with anyone who has asked to be left alone already taken out. Your own relationships only. Nothing bought and nothing scraped.
It writes each one. It cannot send it.
The draft lands on a screen with the name, the job and the figure already in it. One of your people reads it, changes a word if she wants to, and sends it from your own account under your own name. The system drafts, a person sends. It is assisted, not autonomous, and I will not describe it as anything else.
Your office manager gets one list, in order
Tap to dial, top to bottom, message already there. Not a dashboard nobody opens. A list she can get through between other jobs, and a record of who said no, so nobody gets rung twice.
Not yet, and I will put it in writing
Anyone can tell you what their thing does. These are the four things this system does not do, in writing so you can hold me to them: the first three are decisions I will defend on the phone, the fourth is not built yet.
- It does not answer your phone and it does not ring anybody back. A number that rang out goes on the list with the message drafted, the same as everything else, and one of your people makes the call. I do not sell a response time and I am not going to start.
- It does not put anything in your diary. It hands over a worked list. What gets booked out of that is your business and your calendar, not mine.
- It does not write back into your CRM or your job system. It reads what you have already got. Your system stays the system of record and I do not touch it.
- It does not run on a timer yet. Today I run it and hand your team the list. A scheduled run, and an alarm that tells me before it tells you, are the next two things I build. The day they ship, this line changes and I put the date beside it.
If one of those four is the thing you actually need, I am the wrong bloke, and you will hear that on the call rather than after the invoice.
The leak
Follow-up gets slower, then it stops. That customer never hears from you again.
The research is blunt: firms that made contact inside the first hour were around seven times more likely to qualify a lead than firms that waited even an hour longer. It is 2011 data about online leads generally, not a prediction about your database. And this is not a speed product. It does not answer your phone and it does not ring anybody back. The figure is here for one reason: the same decay keeps running long after the first hour, and what it eats is the quote nobody ever went back to.

They said they would have a think. Nobody went back to them, because going back to them is nobody's actual job. It is still sitting in your system, and so is the one before it.

An agency file is the same problem wearing a better jacket. Appraisals that never listed. Open home registers nobody rang. Buyers who missed out on one place and then bought nothing anywhere. Past vendors who are due to move again and have not heard from you since settlement. It is the same install as Boomerang Lead with your fields in it instead of a plumber's, sitting in your own accounts, under the name of the agent whose relationship it actually is.

The draft lands under the name of the person whose relationship it is. They read it, change a word if they want to, and send it from their own account. Nothing goes out unread, and I will not build the version that does.
Not yet, and I will put it in writing
The name says media, so here is exactly where I stand on that before you have to ask me on the phone.
- I do not generate listing media, and that is a decision rather than a gap. No AI video of a property, no virtual staging, no dusk conversion, no floorplans, no renders. These models produce convincing motion, not accurate rooms: walls bow, a doorway leads somewhere that is not there, a bench changes length. I am not putting a picture like that in front of somebody who is going to stand in the actual room on Saturday morning, and I am not asking you to put your name on it either.
- I do not shoot. No photography, no drone, no crew, no edit suite. If you need a shoot you already know somebody better at it than me, and I would rather you kept using them.
- Where I do use generated imagery, it stays off the property. Titles, texture, weather, coastline, suburb mood that is plainly not a specific address. Never an interior, a street, an aerial or a person that anyone could mistake for a record of a real place.
- The same two limits as Boomerang Lead apply here, word for word. It does not run on a timer yet, and it does not write back into your CRM. Both are set out under /01 above and I have not softened them for this door.
Everything under this door is the same build, on the same price list as Boomerang Lead. If your database is genuinely being worked already, say so on the call and I will tell you to keep your money.
Before you look at a price
Seven questions. Then decide whether you need any of this.
Nothing here needs looking up, and it takes about a minute. There is no score at the end, just your own answers handed back to you. Nothing you tap leaves this page. I would rather you got a no here than on the phone with me.S17
- How many quotes went out last month?
- Of those, how many did you go back to a second time?
- It is 2pm and you are up a ladder. The phone goes. What actually happens to that call?
- When did you last ring somebody you quoted months ago, just to ask where it landed?
- Where do the names and numbers actually live?
- Whose job is it to chase the ones who went quiet?
- Going back two years, roughly how many past customers and old enquiries are sitting in there?
If three or four of those made you pause, send them to me and I will read them back to you: ask for a call. If none of them did, you do not need me, and I would rather you worked that out here than on a call.
Your answers, handed back
On this evidence, you do not need me.
Nothing you tapped named a hole. Somebody chases your quotes, somebody owns the job, and you know where the list is. That is genuinely rare, and it is also the whole product, so there is nothing here for me to install that you are not already doing.
Keep my details in case that changes, because it usually changes when you get busy. I am not going to invent a reason to sell you something.

One or two holes. Worth a conversation, maybe not worth an install.
Most of your follow-up is being done. A couple of things are falling through, and they are the ones you named yourself, below.
That is a conversation, not necessarily a build. Send me those answers, and if the honest read is that a spreadsheet and a Friday afternoon fixes it, I will tell you that and it will cost you nothing. Before any money changes hands, email me the export and I will go through it and send back what is actually in there.
Three or more. That is exactly the job I install.
Everything below is a gap you named yourself, not one I told you about. It is the same gap in nearly every business I ring, and it is almost never because anybody is lazy. It is because it is nobody's actual job.
The next step costs nothing: email me your export, I go through it myself and send back what is genuinely in there. If it is too thin to be worth a system, I will tell you that instead of taking your money.

Now the price
One follow-up system, sized to what you actually have.
It is the same build every time, whether you came in through Boomerang Lead or through Property. What changes is how much of your list it covers, and whether I stay on to watch it once it is live. The Website Builder under /03 is a different job and I quote that one on the call.
What it costs
- The Live Build. Ninety minutes, your real export, my laptop. You watch your own messy list turn into a ranked, tap-to-dial call sheet, and you keep it whether or not you go further. Credited in full against an install booked within 30 days.
- The Desk. Your own follow-up console, running in your Netlify, your email and SMS, on your data. Nothing of mine sits in the middle of it.
- A written acceptance test, signed before I start. "Done" is a document we both agreed to, not a memory of a conversation.
- You own it outright. Your accounts, your credentials, your data, plus a handover runbook written for your office manager. Sack me and you keep the lot, and that runbook is how your own people run it without me. That is deliberate.
- $1,450 a month, and here is the honest pitch: this will break eventually, and when software breaks it goes quiet. I check every run, because right now I am the one who runs it, so a problem reaches me rather than you. Plus fixes when an integration changes underneath it, one change request a month, and a one-page report I write from your own logged numbers.
- Month to month, 30 days notice, either side. No lock-in, no auto-renewal trap, no fee of mine tied to a sale.
- I do not tell you what it will earn you. I have no basis for that number and neither does anyone else selling you this. I will tell you exactly what it does.
How the build goes
We write the acceptance test together. Exactly what it must do to be finished, in plain English, signed by both of us before I write any code.
I build it into your accounts. You create the logins, I configure them, so every credential stays yours from the start.
We run the acceptance test together. If it does not pass, it is not finished, and I keep working.
Your team gets an hour of training, and a runbook written for your office manager: how to change a message, how to restart it, where everything lives.
This is not for you if
- Your list is bought, scraped or inherited. Your own enquiries, quotes and customers only, confirmed by you in writing.
- You want it to send on its own with nobody reading it. That is not what I build, and I will not build it.
- You want a promise about jobs or revenue. I will describe exactly what the system does. What it earns you is your business, and no fee of mine rides on it.
Twenty minutes, no deck. I will tell you on that call whether there is enough in your list to be worth building anything, and if there is not I will say so.

Is it legal? The system only ever works people your business already has a real relationship with: past quotes, past jobs, past enquiries, under two years old. Every message goes from your own account under your own name, and one of your people presses send on it. Anyone who asks to be left alone comes off before the next run, permanently. You confirm the consent basis in writing before anything is installed.
What is the worst case? You pay for the Live Build, you keep what the ninety minutes produced, and you never hear from me again. Nothing I charge is tied to a job or a sale.
The first three
While I have no client references to publish yet, the price is lower.S15 The founding rate is $2,400 to install instead of $4,900, and $950 a month instead of $1,450, for the first three businesses.
It is not a discount and I will not dress it up as one. It is what I charge while I earn the three written references I do not have yet. What I ask back is a written reference and permission to publish your own numbers. It goes to the standard price after client three, and anyone signed at the founding rate keeps it for as long as they stay.
What your team actually does
This is the part your team actually does.

If your site was built years ago, or built by somebody who has stopped answering the phone, or built on a template that loads a dozen other companies' scripts before it gets round to loading your phone number, this is the door. I write the replacement by hand, put it in your own hosting account, and hand you the files.
Do not take my word for any of it. Go and check.
Right click, view source, and read the lot. Then open your browser's network tab and watch where this page sends its requests: every single one of them comes back to this domain. No content network, no hosted fonts, no analytics, no tracking pixel, nothing loaded from anybody else's server.S05 The one thing it keeps is a note of where you arrived from, held in this tab, sent only if you fill in the form, and written down in the privacy policy rather than buried.
No content system, no database, no plugin waiting to go out of date
What ships is the file. There is no content system sitting behind it, no database to migrate and no theme to keep up to date. When something needs changing, somebody changes the file, and you can read it and see exactly what moved.
Your hosting, your domain, your files
Built inside your own account under your own login, source handed over, with a written note on how to change the things you will actually want to change. Hand it to anyone else afterwards and it keeps working. There is nothing of mine to unlock.
Not yet, and I will put it in writing
Same block as the other two doors that have a section here, because a new offer does not get to skip it. The fourth card is a conversation rather than a built thing, so its limits are on the card itself.
- There is no price on this page and I am not going to invent one. It depends entirely on what you have got now and how much of it has to move across. I will look at your current site while we are on the call and either give you a fixed number or tell you it is not worth rebuilding.
- I do not sell search rankings. I will build the page so a search engine can read it properly and I will show you what I did. Nobody can promise you a position, and anyone who does is selling you something other than a website.
- I do not run your ads, write your blog or manage your socials. One thing at a time, done properly, and I would rather be honest about the edge of it than take the money.
- There is no gallery of past work here. I have built sites for clients. Until one of them gives me written permission to put their name on my own site, no client name goes on it. This page is the only sample I am entitled to show you, which is a decent reason to look at it hard.
